i-PA Investment Director, Steve Desmond, works closely with carefully selected companies with private databases of distressed UK properties (“aggressively priced” is their usual term). We can access those databases and find you one or more properties matching your brief.

Working to YOUR brief

As a potential investor, you have two options in regards to UK property sourcing:

  • If you already know where and in what you wish to invest
  • We will take your brief use our contacts to match potential properties to the brief and present them to you in an agreed timeframe
  • If you aren’t sure where to invest yet

Sister company Property Secrets can help mould your brief for us using their proprietary Intrinsic Property Value analysis, giving you recommendations on what are the best long term locations and target prices for your agreed investment strategy The companies we are working with have an exclusive and limited list of distressed properties and do
not publish the details of the properties to the mass market.

They will only work with trusted partners like us that have a number of primed and retained clients ready to transact quickly on the right property. i-PropertyAssets have access to these databases.

How we work for you

We take a three stage approach geared towards you personally, much like recruitment headhunting.

Retain i-PropertyAssets

Your property sourcing service starts with agreeing a brief detailing your requirements in location, type and number of properties, budget and timescale. Using our market knowledge and proprietary Intrinsic
Value analysis, we’ll mould your brief with you to ensure we find the right properties for you. At this stage, we will ask for 1/3rd of the total fee as a retainer, fully refundable if we fail to deliver to brief or timescales agreed.

Sourcing & Presentation

With the brief agreed, we will source properties matching it from our databases and/or from our extensive knowledge of the UK property market. This will, if required, include visits to your chosen location(s) for first hand inspection. Using our expertise, we will search for properties looking at:

  1. Long term growth potential
  2. Rental yield and cashflow
  3. Price negotiation potential

Once this is complete, we will present you with a list of our recommended properties. The second third of the fee is then payable.

Exchange

Once you exchange on a property sourced by i-PropertyAssets, the final third of the fee is payable. We can find the right investment properties for you.
